As Is Value (AIV) is vacant land in toolkit

Toolkit is not currently configured to fully support vacant land as the subject property. Until this functionality is available, please follow the directions below to complete the AIV.

  • Property type: For subject property type, be sure to enter “Vacant Land” rather than single family or townhome (if available).
  • Sales search: Toolkit may pull vacant land sales in some markets, but using your own MLS software to search for and select comparable vacant land sales will likely be more efficient.
  • Comparable entry: Enter MLS numbers or property addresses into Toolkit. Some data may populate automatically, while other sales may require significant manual entry.
  • Subject characteristics: Enter all available and relevant subject data. For improvement characteristics that do not apply to vacant land, such as GLA, bedrooms, and bathrooms, enter 0.
  • AIV development: The AIV must be developed and supported within the AIV sales grid using vacant land comparables. An as-is value provided through commentary alone is not sufficient.
  • System errors: Toolkit may generate errors because it is not designed for this scenario. Please proceed past these errors where possible or enter a note indicating that the AIV is for vacant land.
