Client- Requesting a Revision or ROV 

This article details how to request a revision or Reconsideration of Value from Appraisify.

1. On your dashboard, navigate to the order that you want to request the revision or ROV for.
2. On the righthand side of the page, click “Reports”

3. Once you’re in the Reports Hub, find the appraisal. You should see the following buttons which  will allow you to place a revision or ROV request.

4. Click on the button aligning with your needs, and fill out all required information. Please make sure to click “Submit form” to send your request.

ROV Communication-

All communications should:

  • Be professional
  • Remain factual and supportable
  • Avoid influencing value conclusions
  • Request review - not demand change
  • Comply with AIR and USPAP independence requirements

What CAN be included:

Factual, Objective Information

  • Additional comparable sales or listings
  • Corrected property facts (GLA, bed/bath count, site size, condition, upgrades, etc.)
  • Market data or documentation
  • Clarification requests
  • Questions regarding factual discrepancies
  • Supporting documents relevant to the appraisal

Neutral Communication Examples

  • “Please review the attached comparable sale for consideration.”
  • “The borrower provided additional market data for review.”
  • “Please verify the reported square footage.”
  • “There may be additional relevant sales in the market area.”
  • “Please review the attached information and determine whether any revisions are warranted.”

What CANNOT be included:

Value Pressure or Direction

Do not:

  • Request a specific value outcome
  • Suggest the appraiser increase/decrease value
  • Direct which comps must be used or removed
  • Reference AVMs/Zillow/Redfin estimates as support for value

Prohibited Examples

  • “Change the value to $250,000.”
  • “I think the value is too low.”
  • “Use this comp instead.”
  • “Remove Comp 3.”
  • “The appraiser should emphasize this sale.”
  • “Zillow says the property is worth more.”

What comes next?

Appraisers have a 6 hour deadline to submit revisions and a 24 hour deadline to submit ROVs. Please note that if our QC team identifies quality-related changes that are needed in the revised report, the appraiser will be asked to make additional revisions.
