Completing Appraisals with Appraisify
Where will I complete the appraisal?
All appraisal assignments are completed in Appraisify Toolkit.
Appraisify Toolkit is our proprietary valuation platform used for data entry, analysis, commentary, and final report submission. You will receive access during onboarding, along with setup instructions.
All documentation, assignment details, and final submissions are handled directly within Toolkit.
What will be provided to me?
For each assignment, Appraisify provides:

Letter of Engagement (LOE)

Scope of Work (SOW), when applicable

Inspection Report and subject photos for Hybrid assignments

Supporting documentation and property data

File setup within Toolkit
For Hybrid assignments, Appraisify completes the property inspection. No property visit is required by the appraiser.
If documentation or photos appear incomplete, contact orders@appraisify.com immediately.
What is required in each appraisal?
Your report must include:

A well-supported value conclusion based on the assignment type

As-Is Value (AIV), when applicable
-
As-Repaired Value (ARV), when applicable
-
Comparable sales and listings with appropriate market-based adjustments
-
Clear market analysis and commentary supporting your valuation rationale

Analysis that aligns with the provided inspection report and documented property condition

Compliance with USPAP and all assignment conditions outlined in the LOE
All conclusions must be credible, well-supported, and clearly communicated within the report.
What are my responsibilities as an appraiser?
As a contract appraiser on the Appraisify panel, your primary objective is to deliver credible, timely valuation reports.
Core responsibilities include:
Property Analysis
Completing Desktop and Hybrid appraisal assignments within your licensed coverage areas.
Market Research
Analyzing comparable sales, active listings, and current market trends.
Valuation Development
Providing clear, well-supported value conclusions backed by professional commentary.
Communication
Maintaining prompt communication regarding assignment questions, clarification needs, or potential delays.
Credential Maintenance
Keeping licenses and E&O insurance current.
What are Appraisify’s quality & submission standards?
To maintain our standing with our lending and investor partners, all appraisers must adhere to the following:
Turnaround Time
All assignments are due within 24 hours of acceptance unless otherwise stated in the LOE.
Accuracy
All data entered into Appraisify Toolkit must be verified and accurate prior to final submission.
Documentation Review
Thoroughly review all provided materials before submitting the report.
Revisions
Respond promptly to revision requests.
Repeated missed deadlines, delayed communication, or excessive revisions may impact future assignment eligibility.
What does compensation look like?
Fees are standardized in accordance with client agreements.

Hybrid Appraisals

Complexity fees may be approved in limited circumstances where assignment scope materially exceeds standard expectations.
Payments are initiated after report acceptance and any required revisions are completed.
What are the panel requirements?
To join and remain active on the Appraisify panel, appraisers must maintain:
- Active state license(s)
- Errors & Omissions Insurance with at least $1,000,000 aggregate coverage
- Direct deposit payment details
- Completed and signed W9
- Executed Master Inspection Agreement
- Appraiser Consent Agreement
- Appraiser Non-Disclosure Agreement
An active MLS subscription is not required, but it is strongly encouraged and extremely helpful in supporting accurate valuation conclusions.
Failure to maintain current credentials may result in paused assignments.
