Duplicate Property Orders
When you receive a new assignment for a property you have previously appraised:
- Complete the new assignment independently. Follow the applicable scope of work and client requirements. Do not assume the property information, analysis, or conclusions must match the prior report.
- Disclose the prior service on the second report.
- Evaluate material discrepancies. If the new inspection or other information conflicts with the prior report, determine whether the difference is supported by the information applicable to each assignment. Do not ignore or arbitrarily resolve conflicting information.
- Escalate potential issues with the prior report. If newly discovered information may materially affect a previously delivered report, notify the Chief Appraiser promptly. Do not independently revise or reissue the prior report without appropriate review and authorization.
- Maintain confidentiality. Do not disclose or transfer one client's confidential information, report, or assignment results to another client. Verify relevant property information through an appropriate, authorized process when necessary.
If a material discrepancy cannot be resolved, contact the Chief Appraiser, Jessica Walburn, at jessica@inspectify.com before delivering the new report.
