Hazardous vs. Distressed Property Conditions

This guide outlines Inspectify's expectations for inspecting properties with hazardous or distressed conditions.

Distressed Conditions

Distressed conditions indicate neglect or disrepair without immediate health or safety threats. As long as conditions are safe enough to do so, please perform the full inspection. If there are areas of the property that can not be accessed due to hazards, include a limitation in the report explaining the condition.

  1. Cosmetic and Minor Water Damage
    • Peeling paint, worn carpets, minor wall/ceiling cracks.
    • Water stains or minor leaks not indicating major issues.
  2. Plumbing and Minor Electrical Issues
    • Leaking faucets or pipes not compromising structure.
    • Non-functional outlets or outdated wiring not currently dangerous.
  3. Roof and Siding Wear
    • Missing shingles or siding not exposing interior.
  4. Foundation Settling and General Neglect
    • Minor foundation cracks not indicating severe instability.
    • Overgrown landscaping, broken windows, or doors.
    • Excessive personal belongings.

Hazardous Conditions

Hazardous conditions pose immediate and serious risks to health and safety. We ask that if possible, the exterior of the property should be inspected. If it is safe enough to do so, please open the door to the property and take a few pictures of the interior from the doorway. If a property’s condition is too hazardous to inspect, please contact our Customer Success team immediately and do NOT publish the report.

  1. Structural Instability and Fire Damage
    • Imminent collapse signs (e.g., sagging roofs, buckling walls, severe foundation cracks).
    • Extensive fire damage compromising structural integrity.
  2. Severe Water Damage, Mold, and Biohazards
    • Severe water damage with standing water or extensive mold.
    • Presence of human or animal feces indicating significant health risks.
  3. Electrical and Gas Hazards
    • Exposed wiring or faulty systems.
    • Detectable gas leaks or hazardous chemicals/materials.
  4. Infestation and Environmental Hazards
    • Severe pest infestations (e.g., termites, rodents).
    • Hazardous waste, oil spills, or high radon levels.
    • Presence of illegal drugs or drug production.
  5. Unsafe Access and Unsecured Weapons
    • Unsafe entry points (e.g., broken stairs) or excessive debris.
    • Firearms or other weapons left unsecured.
  6. Unauthorized or Unsafe Occupants
    • Presence of unauthorized occupants posing potential safety risks.
    • Presence of aggressive occupants, including animals.
