A move-out inspection assesses the property’s condition when a tenant leaves, identifying any damage beyond normal wear and tear to determine security deposit deductions and ensure readiness for new tenants.
Estimated Time: Approximately 1 hour
During a move-out inspection, the following areas are typically checked:
- Walls and Ceilings: Inspect for any holes, scuffs, stains, or damage to paint.
- Floors: Check for scratches, stains, or damage to carpet, tile, or hardwood flooring.
- Windows and Doors: Ensure all windows and doors function properly and assess for any broken glass, screens, or locks.
- Kitchen:
- Appliances: Confirm appliances (stove, oven, refrigerator, dishwasher) are clean and in working condition.
- Cabinets and Countertops: Look for any stains, chips, or damage.
- Bathrooms: Check for cleanliness, any plumbing issues, mold, or mildew.
- Lighting and Electrical: Test all light fixtures and outlets.
- Garage: Test garage door and opener; check walls, floors, outlets, and lighting for damage or defects.
- Plumbing: Ensure faucets, toilets, and drains are functioning without leaks.
- Heating and Cooling Systems: Verify that HVAC units are in working order.
- Exterior: (if applicable): Inspect any outdoor areas, such as patios or balconies, for damage or cleanliness.
The scope of the inspection can vary based on the client, but inspecting the key areas - exterior, interior (bedrooms, bathrooms, kitchens, common areas, laundry), garage, plumbing, electrical, HVAC, and appliances - is essential for a thorough review.
