Toolkit searches for recommended comps with default filters that may be too strict and filtering out certain properties. However appraisers have full control over the filters used by clicking on the Filters button in the bottom left of the screen:
From there they can update the range of sale date, the radius of search, etc to widen the criteria that may be filtering out properties:
