Preparing for your booking:
- Do you have pets? To ensure the safety of our inspectors, all pets must be secured for the entire duration of the appointment.
- If possible, please make sure that all utilities are turned on prior to your inspector’s arrival. Inability to test/utilize utilities may impact the quality of the inspection report.
- Please ensure that your property allows the inspector to move freely and navigate all areas throughout the entire appointment.
FAQ's
Q: How long will the inspection take?
A: The duration of a property inspection can vary depending on several factors such as the type of inspection(s) ordered, the size of the property, its condition, and the thoroughness of the inspection. On average, a full residential property inspection typically takes between 2 to 4 hours. Larger or more complex properties may take longer to inspect, while smaller properties may take less time. Walk through inspections and rent ready inspections typically take 20-30 minutes.
Q: What will the Inspector need access to?
A: The inspector will be assessing the overall condition of the home and its major systems. They will need access to the inside and outside of the home, any crawlspaces that are present, electrical panels, and interior and exterior doors should be unlocked and accessible.
Q: Do I need to leave/can I be present during the inspection?
A: You do not need to be present during the inspection, however, the inspector will need access to the interior of the property. If you won’t be present to let the inspector inside please include lockbox information or the key location in the special instructions of your order.
Q: Do I need to crate my pet?
A: We ask that all pets be securely contained or relocated during the inspection process. This precaution is essential to prevent any potential accidents or disturbances that could arise from interactions between our inspectors and your furry friends. Your understanding and cooperation are greatly appreciated as we work to ensure the smooth and safe completion of your property inspection.
Q: Do I have to clean up before the inspection?
A: The inspector will be assessing the condition of the property throughout the inspection. As such, the inspector will need to be able to easily move through the property and have access to all parts of the property, including access to any appliances.
